Conceptual solution “Pregrada”
Subject project’s development frame is characterized by shortage of supply on one side
and growing demand on the other. Even though it is targeting small portion of
unaccommodated demand due to pricing levels, there is a strong market evidence that
there would be sufficient demand to achieve successful and sustainable operation.
Subject project is envisaged as one of the finest senior homes in Croatia and as such will
take over the position of a market leader. As Croatian senior market develops, we assume
that it will become interesting to professional operators and institutional investors which
will allow strategic exit for Developer or Investor.
This project is assessed as low-risk investment having in mind identified market frame,
demographic projections, and resilience of the senior housing industry.
Development land is situated close to Pregrada settlement, in the picturesque landscape
of Hrvatsko Zagorje, approx. 60 km from Zagreb (45-60 min drive). It is very close to the
Slovenia border (Lupinjak border crossing; cca 14 km, 16 min drive).
Being positioned in the north-west of Croatia, it is conveniently close to several European
countries, including Slovenia, Italy, Austria, and Germany. Also, within perimeter of 300
km radius, there are highly developed and densely populated areas (northern Italy with
Trieste and Venezia, capitals Vienna, Budapest, Bratislava, etc.).
Overall, it is estimated that within the defined perimeter there are roughly 25-30 million
inhabitants.
The site is accessed by county road with convenient connection to the E59 highway3.
Nearest connection point to the highway is Đurmanec, located cca 5 km after Krapina
from direction of Zagreb and it takes only 9 km to reach the site (10-12 min drive) after exiting the highway.
The county road leads to the site through a charming rural setting. When approaching
the site from the west, the upper part of the plot is clearly visible, therefore, planned
development could have great visibility and very good sense of arrival.
Nearest international airports are Zagreb (75 km, cca 1h drive) and Ljubljana (170 km,
cca 2h drive).

▪ Main building with 120 beds in various accommodation types (single rooms, double rooms, apartments) for different levels of care;
▪ Annex with 160 apartments for independent living, but will all medical, recreational, therapeutic, and other services available within the estate.

The facility should be contemporary designed and respect the terrain. Combination of indoor and outdoor spaces could offer ample opportunities for private retreat and reflection. The main direction for design is to introduce the hospitality design and quality of materials and amenities to senior care facility, offering completely different experience than currently offered even among best senior homes in Croatia.
